Multiple thin, even coats of commercial floor finish are applied with full dry time between each. Coat count is matched to traffic: three to five coats for corridors and entrances, fewer for low-traffic rooms. Thin and many always outperforms thick and few.
Once cured, the floor is burnished to a hard, reflective gloss. We then set a recurring damp-mop and burnish schedule so the finish is maintained rather than allowed to degrade to the point another full strip is needed.
A waxed VCT floor is a wear surface, and the finish is a sacrificial layer that takes the abrasion so the tile underneath does not. When finish is never stripped and only recoated, dirt gets sealed between layers, the floor yellows and looks permanently dirty no matter how often it is mopped, and the finish eventually peels.
